Why do I need a home staging consultation?
We like to call this the “psychology of selling.” Today’s buyer is looking for a move-in ready home and it can be difficult for buyers to visualize their family living in a home that is occupied by someone else. When we live in our home for a number of years we tend to overlook items that may deter a buyer from making an offer such as, dated paint colors, bad lighting, or overall cleanliness. Your home will have a different scent and contain personal photographs and belongings that won’t help in the buyer’s decision to purchase your home. A staging consultation will address all of these before you list your home (or after you’ve listed and haven’t sold), so you can avoid push back from buyers. It’s a minimal investment that can save you time, stress and money.
What is home staging?
Home staging is marketing your home and all of it’s features in the best light, to attract more buyers. Just like you would dress up for an interview to land a job or detail your car before selling, it’s just as important to make an unforgettable first impression, when preparing your home for the real estate market. There are different options when it come to staging. For lived-in/occupied homes we stage using your existing furniture and decor. We rearrange rooms to showcase it’s best features and functionality. For vacant homes, we bring in furniture, art and accessories and stage the impact rooms. The impact rooms are typically the living room, kitchen, and master bedroom. Is staging worth the investment?
Staged homes sell quicker than un-staged homes. According to the *Real Estate Staging Association, in a recent study of 1,081 homes, those that were staged before listed, sold on average in 23 days. Homes that that were un-staged, spent an average of 184 Days on the market. Here is the math for staging versus not staging - Average cost of staging for 2500 square foot home for 60 days $3000. If I stage my home can you guarantee it will sell?
Unfortunately, we can not guarantee a sale through staging. Although staging has been around for decades and has proven to be highly effective in real estate, the price is the ultimate factor in selling a home. If you’re priced competitively and your home has been professionally prepared for the real estate market, your chances of selling quickly are very high.
